Walkable urban living across South Florida — condos, townhomes, and homes within a few blocks of the best downtowns, from West Palm Beach and Delray to Las Olas, Brickell, and Coral Gables. Leave the car in the garage.

The premium on a walkable home is everything just outside the door — the restaurants, the waterfront, the culture, all reachable on foot. LiveModern curates South Florida's walkable urban cores: the condos, townhomes, and homes within a few blocks of a real downtown, where daily life happens without a car.

We measure it by proximity, not marketing — residences within roughly two miles of a genuine downtown center: Clematis and Rosemary in West Palm Beach, Atlantic Avenue in Delray Beach, Mizner Park in Boca Raton, Las Olas in Fort Lauderdale, Brickell and downtown Miami, South Beach, Coconut Grove, and Coral Gables' Miracle Mile.

Tell us which downtown fits how you want to live and we'll curate the residences that match — tower lines and exposures, townhomes, and the rare walkable single-family home. Our agents know these cores and their buildings.

The insider view

Reading downtown condos.

Downtown luxury is about walking out your door into the city — dining, culture, and the water, without the car. The building and the block are the product.

Walkability is the amenity

The premium on a downtown condo is what's outside it — restaurants, waterfront, and culture within a few blocks. West Palm's Clematis and Rosemary Square, Brickell and downtown Fort Lauderdale all trade on the same idea: leave the car in the garage.

Line, floor, and exposure

In a tower, two units of identical size can be very different homes. A high-floor corner facing the Intracoastal or the ocean is a different asset than the same footage facing the city or the parking podium. We focus on line and exposure.

What the HOA delivers

Downtown HOA fees fund the lifestyle: concierge, valet, security, pool decks, fitness, sometimes club floors. The question is what the fee actually buys and how healthy the reserves are — an amenity-rich building with thin reserves is a risk.

New towers vs. established buildings

New construction offers current finishes, amenities, and often pre-construction pricing, but you're buying a plan and a timeline. Established buildings are known quantities — you can see the finishes, the crowd, and the reserve history. Different buys.

Good to know

Questions buyers ask.

Mostly what's outside the building — walkable dining, waterfront, and culture — plus the unit's line, floor, and exposure inside the tower. A high-floor water-facing residence in a walkable core is the premium; identical square footage facing the city or podium is not.
